Trader sentiment on San Francisco metro median home values clusters tightly around $1.17M–$1.195M, with the top three bins—1.185–1.195M (22.5%), 1.175–1.185M (22%), and 1.165–1.175M (21%)—reflecting balanced bets on modest stabilization amid high mortgage rates near 7%. Recent Zillow Home Value Index data pegged March values at approximately $1.18M, up 1.2% month-over-month but flat year-over-year, driven by low inventory and tech sector resilience despite remote work shifts. Competitive dynamics hinge on April 1 resolution thresholds: upside risks from AI hiring surges and sub-4.3% 10-year Treasury yields could push toward >$1.195M (17%), while rising listings or softer venture funding favor sub-$1.175M outcomes, underscoring traders' focus on Q1 sales comps and Fed pivot signals.
