Recent federal workforce reductions of roughly 60,000 positions plus contractor losses have boosted DC Metro inventory by up to 50% year-over-year, pressuring prices amid mortgage rates near 6%. Median sale prices show mixed signals, with Zillow home values near $579,000 down 2.3% and forecasts calling for a modest 1% decline to around $617,000 for 2026 overall, reflecting softer demand and longer days on market. Trader consensus clusters tightly between $518,000–$530,000 as these supply-side dynamics compete with resilient sale-to-list ratios near 99% and potential late-year rate relief. Key swing factors include upcoming employment data and any FOMC signals on policy easing before the September 30 resolution.
