Elevated mortgage rates near 6.4% continue to constrain buyer demand and affordability in the DC Metro area, contributing to the tight clustering of trader probabilities around the $518K–$530K range for end-September median home values. Recent Zillow Home Value Index readings near $584K reflect modest year-over-year stability amid rising active listings and longer days on market, while federal workforce reductions have introduced downside risks to household formation and price momentum. Increased inventory has shifted some submarkets toward balance, tempering upward pressure despite resilient sales in detached segments, and seasonal patterns typically weigh on activity heading into fall. With resolution imminent, any final August or September data releases on sales volume or rates could sway the narrow gap between the two leading bins.
