Recent Zillow data through July 2026 pegs the San Francisco metro typical home value at $1,136,810 and median sale price at $1,175,427, levels that align closely with the dominant market-implied outcome below $1.176 million. Persistent inventory constraints, 17-day average days on market, and 20% price-cut rates signal steady but not accelerating demand amid elevated mortgage rates and selective AI-driven buyer activity. With resolution just two weeks away on September 30, traders appear to price in limited near-term volatility in the underlying index, consistent with modest year-over-year gains of 1-4% rather than sharp monthly shifts. Any final August or September releases could refine the exact reading, though current fundamentals support the strong consensus around the lower bins.
