Recent Zillow Home Value Index data places the San Francisco metro typical home value at $1.136 million through July 2026, reflecting 1.2% year-over-year growth amid 6.76% mortgage rates and constrained inventory that favors sellers in select segments. AI-driven wealth has boosted luxury transaction prices and bidding intensity in core neighborhoods, yet the broader metro index shows only modest appreciation as high carrying costs limit broader demand. With resolution just two weeks away and no major economic releases or policy shifts imminent, trader positioning heavily favors outcomes below $1.176 million, consistent with the index’s recent trajectory and limited near-term catalysts for acceleration.
