Recent Zillow data peg the San Francisco metro typical home value at approximately $1.137 million through July 2026, with median sale prices near $1.175 million and only modest 1.2% year-over-year growth amid tight inventory and a strong seller’s market. With resolution just two weeks away, limited seasonal momentum and steady but unspectacular demand from the tech sector have anchored trader expectations around these levels. The 83.5% market-implied probability on values below $1.176 million reflects this stability, as broader economic signals including mortgage rates and constrained supply have not produced the acceleration needed to push the index into higher brackets before month-end.
