Elevated mortgage rates near 6.5% and rising inventory have created a closely contested range for DC metro median home values, with the $530K-$536K bin holding a slim 38.9% market-implied edge over the $518K-$524K outcome at 36.1%. Recent Bright MLS and Zillow data through mid-2026 show modest sold-price gains in detached segments offset by longer days on market, higher price-cut shares, and flat-to-declining listing prices amid softer buyer demand tied to affordability constraints. Local factors, including federal employment trends and condo inventory buildup in core jurisdictions, add volatility that prevents either bin from pulling decisively ahead. With resolution just weeks away, traders are weighing whether seasonal stabilization or further softening in September data will tip the balance between these adjacent ranges.
