Recent federal workforce reductions and elevated mortgage rates around 6.7% have increased DC Metro inventory while softening buyer demand, anchoring trader sentiment around the $518K–$524K range at 36.1% implied probability. Median sale prices in the broader metro area hovered near $585K earlier in 2026, with forecasts pointing to modest 1% softening to approximately $617K amid higher listings and slower sales. This positioning reflects skin-in-the-game consensus on continued cooling through September, tempered by resilient detached-home segments and any potential rate relief. Key near-term catalysts include upcoming employment data and FOMC communications that could shift rate expectations and housing affordability.
