Recent modest year-over-year appreciation in New York City home values, supported by persistent supply constraints and steady buyer demand despite mortgage rates holding near 6%, has anchored trader sentiment around the $636K–$663K bracket at 51.9% implied probability. Zillow Home Value Index data through June 2026 show NYC values near $823K with 3–4% annual gains, while Redfin median sale prices reached $876K through May amid rising but still limited inventory. With only weeks until the September 30 resolution, the closely clustered $609K–$636K range at 38.6% reflects expectations for continued stability rather than sharp moves, as broader U.S. housing forecasts point to flat-to-modest national price trends through year-end.
