Recent San Francisco metro area home values have hovered near $1.17M–$1.3M amid persistent high mortgage rates near 6.5% and ongoing tech-sector employment adjustments that temper buyer demand. Strong year-over-year price gains of 11–15% in core San Francisco reflect tight inventory and limited supply, yet broader metro data show more modest appreciation as affordability constraints and selective layoffs weigh on transaction volumes. With the September 30 resolution date approaching, trader consensus reflected in the 52% probability for values below $1.176M and 34.5% for the next bucket aligns with seasonal patterns and forward-looking indicators pointing to stabilization rather than further rapid appreciation. Upcoming labor-market releases and any Federal Reserve communications on rate policy remain key near-term catalysts.
