Recent softening in the DC Metro housing market, including year-over-year median sale price declines of 2-6% in city and suburban data through mid-2026, has anchored trader sentiment around the $512K-$524K range. Elevated mortgage rates, rising active listings, and moderating demand amid broader economic uncertainty have pressured values lower from spring peaks near $680K, though single-family segments show relative resilience. With the September 30 resolution approaching, the near-even split between adjacent bins reflects sensitivity to final inventory releases and any late-August rate signals, as modest shifts in transaction volume or buyer activity could determine the exact outcome.
