Recent data show DC metro typical home values holding near $575,000 amid elevated mortgage rates near 6.5% and rising inventory, which have tempered buyer demand and slowed pending sales. Federal workforce reductions and softer condo segments have weighed on the core District, while detached homes in suburban counties have provided modest support. Trader consensus clusters tightly around the $518K–$530K range because near-term resolution on September 30 leaves limited room for sharp moves, with seasonal listing patterns and any final August–September economic releases serving as the key swing factors in this closely balanced market-implied distribution.
